Description
170 Silvertrees is an unfurnished, one-bedroom home over two floors, approximately 42 sqm, suitable for a single person or a couple. The property has a fitted kitchen and bathroom, access to a communal heating system and shared laundry facilities, and is designed to a high environmental specification.

- One bedroom, over two floors; approximately 42 sqm
- Unfurnished, with fitted kitchen and bathroom
- High eco specification; EPC energy rating B (83)
- Communal heating and access to shared laundry facilities
- Council Tax Band A; payable by tenant
- Utilities; payable by tenant
Right to Occupy Loan and rent
The property is advertised with a Right to Occupy (RTO) Loan arrangement. Applicants are expected to propose an RTO loan of £50,000–£60,000, subject to the terms of the proposed agreement.
Indicative monthly rent: £265–£330 including HoCo, dependent on the agreed loan and the relevant property valuation. The RTO loan reduction applies to the basic rent; HoCo is added after that reduction. HoCo is currently £22.55 per month, and is subject to change by the THA Park Ecovillage Findhorn Ltd, and is included in the range above. Other utilities and applicable charges are payable separately.
The loan provides a financial return linked to changes in Scottish property values, but does not confer ownership of the property. The redemption value can increase or decrease, so it may be less than the original loan. The agreement is presented as an investment proposition; the Rental Agreement is a separate document. Any tenancy deposit is dealt with under the Rental Agreement, not the RTO loan.
Applicants should read the RTO Loan Agreement and use the Rent Calculator to understand the illustrative financial arrangements.
If you are interested and:
- Have a qualifying local connection to Moray as set out in the housing policies.
- Have a gross annual household income of £30,160 or less.
- Are applying for accommodation appropriate to a single person or a couple.
- Meet the financial eligibility requirements of the Silvertrees Housing Support Policy, including the assessment of whether you could reasonably purchase suitable accommodation.
- Can meet the rent and other household costs, and wish to be considered for the advertised RTO arrangement.

Applicants who are in a position to purchase suitable accommodation should not normally be considered for affordable housing support, as stated in the Housing Support Policy.
Process
PET checks financial eligibility, references and rental history. Applications satisfying the applicable screening requirements are then passed to the Land & Housing Trust (L&HT) team for allocation assessment and ranking. The amount offered under the RTO arrangement is not used to improve priority ranking.
Applicants must complete the L&HT Application Form in accordance with its instructions. The separate PET Financial Declaration is submitted directly to PET; detailed financial figures are not intended to form part of the documentation circulated for L&HT allocation ranking.
Only electronic submissions are accepted. Email the completed application and required attachments to [email protected] by 5 November 2026. Late applications will not be considered.
